In short, when selling shares of finished houses, we are remunerated at a rate of 12.5% of the amount of the fraction paid by the buyer of the house. In the incorporation format, DOIZ constitutes the owner of a share and charges a fee for the execution of the project. For management, we charge a monthly fee of R$ 200.00 to R$ 250.00 per fraction to ensure the proper management and maintenance of the house during the usufruct of the co-owners.

Shared homes are properties that have a group of owners. This model has existed for a long time, done informally among friends and family and without management by an outsourced company. There is a maximum number of 8 co-owners in a house. This means that each owner has at least 6 periods of 7 days a year, that is, 42 days/year. And a single owner can purchase up to 4 fractions (4/8) of the house, thus becoming the owner of 50% of it.
The minimum length of a stay is 1 day (with 1 period being used in this way) and the maximum consecutive duration is 14 days (then 2 periods are used). Remember that each owner is entitled to 6 periods of 7 days.
Each quota entitles you to a usufruct of up to 42 days a year. This time is divided into 6 periods of up to 7 days each. You can use up to two consecutive periods, that is, up to 14 consecutive days.
Any owner can choose to sell their share. The DOIZ suggests a sale price, according to the market analysis, which can help you define your price. You can sell your share to anyone. The other owners don't need to approve since we guarantee that everyone will always have the house ready for use in the DOIZ standard. Regardless of who the other co-owners are, everyone must respect the Condominium Convention and the house's Internal Regulations. This case is very similar to a residential building in which all residents must respect others and the established rules.
The commission is paid on the amount of the fraction. If you bring multiple buyers, you will receive a commission for each fraction sold.

After becoming a member of the DOIZ Partner, you will contact us indicating the name and telephone number of the interested party, as well as the house they liked. From then on, we proceed with due process. You can also schedule the visit and accompany him. If the trade is completed, you invoice 3% of the net amount of the effective fraction.

As long as the dates are available on the calendar, you can schedule them at any time.
Each quota will be entitled to book 6 stays, totaling up to 42 days, always between January 1st and December 31st, of each year. So, if you used all your days that year, you can only use it again, in the same way, the following year. The reservation calendar is open and available for the next 24 months.
Owners can cancel a period of stay, without penalty, up to 60 days before arrival. Cancellations will trigger a notification for the other co-owners, alerting them to the new dates available. For cancellations made within 59 days of arrival, each co-owner is entitled to one (1) cancellation per year, also without penalty. On the second cancellation, within 59 days of the arrival of the stay, there will only be no penalty for the owner of the cancellation if the dates are rescheduled by another owner. If the dates are not rescheduled, they count towards the owner's annual cycle of stays that cancelled.
The standard check-in time is 2pm and check-out time is 11am so we can get the house ready for the next owner. However, we will do our best to accommodate each individual's needs. Make your request for early check-in or late checkout for us to review the possibility.
Despite a well-formulated scheduling policy, we will always have a few days between bookings that will not be used. But don't worry: we will use these days to always leave the house in perfect condition for you. Any preventive or corrective maintenance will be performed during this period.
No, landlords schedule their stays based on real-time availability. There is no defined sorting order for selecting dates. This gives all homeowners equal access to dates that are important to them, regardless of when they purchased the share (s) of their second home. We also remind you that each owner is unable to reserve the same date for 24 months, unless any other owner has booked and has 6 months in advance for the period.
For early bookings, the minimum period between them is 30 days.
Our system was designed to be as equitable as possible. We recognize that you will not always be able to secure your first choice in a contested period. However, our calendar is available for 24 months and we are confident that you will be able to reserve this same date in the future. We also stress that, once a date has been reserved, the system restricts it to the same co-owner, for at least 24 months, to provide an opportunity for other shareholders to enjoy the same period.
